Processing Sequence of Events


Applicaton: An application is taken to find the goals and needs of the client.

Pre-Approval: This is based on verbal information given by the borrower. A credit report is pulled and a pre-approval will be completed within 24 hours.

Appointment: Meet with client to go over goals, gather documents and answer all questions to make sure client is comfortable with process.

Purchase Contract: Once a contract is received from realtor, we will examine for accuracy.

Order: Appraisal and Title are ordered on the subject property.

Verification: Verifications of mortgage, rent, deposits and employment are confirmed.

Homeowner's Insurance: Policies are evaluated with buyer's current insurace or a new policy will be negotiated with different agencies for the best premium.

Processing: Once all materials are gathered, full package is delivered to investor for underwriting.

Rate is locked: This is done to ensure that the rate is guaranteed and the loan is secured.

Approval: Once loan is approved, all remaining issues are cleared to go to closing.

Closing: Once a loan is ready to close it will be set in privacy of the borrower's home, work, title company or realtor's office.
